JOB SUMMARY

The Lease-Up Manager at SoLa Impact is responsible for overseeing the successful marketing, leasing, and stabilization of new residential properties within the SoLa portfolio. This role plays a critical part in driving occupancy, maximizing revenue, and delivering an exceptional resident experience. The Lease-Up Manager will develop and execute leasing strategies, coordinate with marketing and operations teams, and lead on-the-ground leasing efforts to meet aggressive lease-up timelines for newly constructed or renovated assets.

RESPONSIBILITIES

  • Develop and Execute Comprehensive Lease-Up Strategies:
    Create detailed, property-specific lease-up plans that include pre-leasing timelines, competitive market analysis, rent positioning, and traffic generation strategies to ensure swift occupancy stabilization.
  • Lead Onsite Leasing Operations and Teams:
    Hire, train, and supervise leasing agents and temporary staff, ensuring exceptional customer service, performance accountability, and alignment with SoLa’s standards and mission-driven culture.
  • Coordinate Unit Readiness and Turnover Logistics:
    Work closely with construction, maintenance, and operations teams to ensure timely delivery of market-ready units, common areas, and amenities, proactively resolving punch-list and readiness delays.
  • Implement Targeted Marketing Campaigns:
    Collaborate with the marketing team to design and deploy outreach efforts—including digital marketing, community engagement, signage, and promotional events—focused on driving qualified lead traffic.
  • Manage Leasing Performance and Reporting:
    Track and report on key performance indicators such as traffic-to-lease conversion rates, lease velocity, pricing optimization, and occupancy trends; utilize insights to adjust strategies in real time.
  • Ensure Regulatory Compliance and Documentation Accuracy:
    Maintain strict compliance with fair housing laws, income verification standards, LIHTC or Section 8 requirements (if applicable), and SoLa’s internal leasing procedures; audit all lease files for accuracy and completeness.
  • Build Relationships with Community Stakeholders:
    Establish partnerships with local nonprofits, housing agencies, and employment centers to drive awareness of available housing opportunities and align lease-up efforts with SoLa’s community-driven mission.
  • Facilitate Resident Onboarding and Retention Initiatives:
    Design a smooth move-in experience for new residents, including orientation, welcome packets, and follow-up; collaborate with resident services teams to promote long-term retention.
  • Utilize Property Management Technology Platforms:
    Leverage property management systems (e.g., Yardi, AppFolio) for lead tracking, application processing, lease generation, and performance analytics; ensure leasing teams are fully trained and systems are optimized.
  • Collaborate with Leadership to Influence Portfolio Growth:
    Provide insights and feedback to executive and development teams regarding lease-up trends, resident needs, and market dynamics to support future acquisitions and developments.

Requirements

  • EDUCATION & EXPERIENCE
  • 3+ years of lease-up or residential leasing experience, preferably in affordable or workforce housing.
  • Proven track record of meeting or exceeding leasing goals under tight deadlines.
  • Strong leadership, communication, and organizational skills.
  • Familiarity with Yardi or other property management software a plus.
  • Passionate about SoLa Impact’s mission to drive positive change through real estate in underserved communities.
